Builder sales reps work for the builder, not you. Here's why having your own real estate agent is critical when buying new construction.

Walking into a new construction model home is exciting — the pristine finishes, the smell of fresh paint, the helpful sales representative ready to guide you. But here's what many buyers don't realize: that friendly sales rep works for the builder, not for you.

The Builder's Sales Rep Is Not Your Agent

The on-site sales representative is employed by and paid by the builder. Their job is to sell homes at the highest price with the most profitable options. They are not obligated to look out for your best interests, disclose issues with the property, or negotiate on your behalf.

Would you walk into a courtroom without a lawyer? Then why walk into a new construction purchase without your own representation?

What Your Own Agent Does for You

  • Reviews builder contracts (which heavily favor the builder)

  • Negotiates upgrades, closing cost credits, and incentives

  • Recommends independent inspections at key construction stages

It Costs You Nothing

In the vast majority of new construction purchases, the builder pays the buyer's agent commission. This means you get expert representation at no additional cost to you. The builder has already factored this cost into their pricing — if you don't bring an agent, the builder simply keeps that money.

Important: You must typically register your agent on your FIRST visit to the builder's sales office. If you visit without an agent first, the builder may refuse to pay your agent's commission later.
