A VA loan is a mortgage loan guaranteed by the U.S. Department of Veterans Affairs. Eligible individuals include veterans, active-duty service members, National Guard and Reserve members with qualifying service, and surviving spouses of veterans who died in service or from a service-connected disability.
No! One of the biggest benefits of a VA loan is that eligible borrowers can purchase a home with $0 down payment. This makes homeownership more accessible for veterans and military families who may not have large savings.
A COE is a document that proves to lenders you're eligible for a VA loan. You can obtain it through the VA's eBenefits portal, by mail using VA Form 26-1880, or your lender can often retrieve it electronically. I can help guide you through this process.
VA loans typically have a funding fee that varies based on your service history, down payment amount, and whether it's your first VA loan. However, some veterans are exempt from this fee, including those receiving VA disability compensation. There's no private mortgage insurance (PMI) required.
