What is a VA loan and who is eligible?

A VA loan is a mortgage loan guaranteed by the U.S. Department of Veterans Affairs. Eligible individuals include veterans, active-duty service members, National Guard and Reserve members with qualifying service, and surviving spouses of veterans who died in service or from a service-connected disability.

Do I need a down payment for a VA loan?

No! One of the biggest benefits of a VA loan is that eligible borrowers can purchase a home with $0 down payment. This makes homeownership more accessible for veterans and military families who may not have large savings.

What is a Certificate of Eligibility (COE) and how do I get one?

A COE is a document that proves to lenders you're eligible for a VA loan. You can obtain it through the VA's eBenefits portal, by mail using VA Form 26-1880, or your lender can often retrieve it electronically. I can help guide you through this process.

Are there any fees associated with VA loans?

VA loans typically have a funding fee that varies based on your service history, down payment amount, and whether it's your first VA loan. However, some veterans are exempt from this fee, including those receiving VA disability compensation. There's no private mortgage insurance (PMI) required.

Can I use a VA loan to buy any type of property?

VA loans are primarily for primary residences. You can use them to buy single-family homes, condos (in VA-approved complexes), multi-unit properties (up to 4 units if you live in one), and manufactured homes. Investment properties and vacation homes are not eligible.

What credit score do I need for a VA loan?

The VA doesn't set a minimum credit score requirement, but most lenders prefer a score of 620 or higher. Even if your credit isn't perfect, I can help you explore options and work with lenders who specialize in helping veterans with various credit situations.

Can I use my VA loan benefit more than once?

Yes! Your VA loan benefit can be used multiple times. If you've paid off your previous VA loan or sold that property, you can restore your full entitlement. In some cases, you may even have remaining entitlement to use for a second home while keeping your first.

How long does the VA loan process take?

The VA loan process typically takes 30-45 days from application to closing, similar to conventional loans. With proper preparation and documentation, we can often expedite the process. I'll help ensure everything runs smoothly and efficiently.
